We created a studio tenancy to house our Wellington team in the podium level of the Majestic Centre

The studio occupies a once vestigial space off the building's main entrance atrium. Developed jointly with the landlord, Kiwi Income Property Limited, this unused space was transformed into a refined, open-plan studio over three split levels.

The brief was to create a flexible, open-plan studio space accommodating 20+ staff with room for expansion, a range of formal and informal meeting and function spaces, technical library and model making areas, and staff breakout, kitchen and toilet facilities.

The harsh natural acoustics of the existing glass and tiled volume were softened by retrofitting perforated covers and insulating the roof beams. 

Ventilation and lighting are integrated into the complex volume as suspended fabric ducts and linear beam light fittings that follow the roof geometry. Daylight controls dim the general lighting and radiant under-floor heating delivers thermal comfort to users.
